So, you say it's off season?

Well folks, here are the facts. People often ask me about when is the best time to buy?  More consistently, my answer is, "when the time and lifestyle is right for you to buy."  It is becoming more and more apparent that the Vail Valley is a year-round active community rather than a “resort driven” town. August was a very active month and I am continuing to see the same trend for September as 54 residential properties have gone under contract between Sept 1-11th. As I hear feedback from friends, family and clients about how busy their towns and cities are becoming, it is proving my theory; people are choosing a mountain escape now more than ever. To learn more about our community and lifestyle the Vail Valley has to offer, I make it a point to reach out to the community and feature them on my social media.

60% of the highest priced sold residential properties (closed at $2.45M to $20.75M) were in the Edwards area including 3 at Cordillera Valley Club, 1 at the Ranch side of Cordillera and 1 at the Summit at Cordillera. I also have a Summit at Cordillera $3,250,000 listing under contract closing this month.

Online Searches Are A Good First Step, But...

Starting your home search online is a good first step, but expert knowledge with a local professional is the key to finding the right home for you. Entrusting someone who works closely with brokers in the community can give you insider access to homes that are not yet on the market; information you will never find online. 

I sat down with new clients earlier this month and discussed what they had found online. I also knew what questions to ask about their ultimate priorities which immediately narrowed down their choices to three local neighborhoods. Using my relationships with local brokers, I found a home that wasn't in the MLS yet, and we just put it under contract before the general public knew about it. This knowledge and relationship with the other broker was the KEY to giving my clients the first shot at a home that they may not have otherwise seen online.
